Selling a La Canada home? Have an Open House

One important marketing strategy in selling a house in today’s La Canada real estate market is a public open house.  Typically we host open houses on a Sunday afternoon.  The public is invited.  You can expect to have potential home buyers, “lookie loos” and many neighbors come through during the open house.

The Sunday open house can help buyers to buy a house.  Sometimes the home buyers want to explore and see properties without their agent as a way to casually “shop” for a home with less pressure.  Attending an open house is one way a buyer can see a home in a more relaxed environment.

One of our recent Sunday open houses had over 175 “groups” of people in attendance (which translates to many more actual people that came through the open house).  In fact, one person who walked through the door quipped “I think the whole city is at your open house!”  Imagine the “word of mouth” generated by this event!

As your Realtor, we will be at the open house to represent the features and desirability of your home, speak about the community and also educate potential buyers about the current real estate market.  Our job is to sell YOUR home at the open house.

Promoting an open house

Promotion of the open house is important.  Print advertising, as well as internet display of the date and time of the public open house will help attract the greatest number of potential buyers.  The open house day and time will be noted in the multiple listing service as well as on many websites displaying your property listing.  In addition, for the week in advance of the open house, we place a “sign rider” on the “for sale” sign advertising the date and hours of the open house, such as “Open Sunday 1 to 4 pm”.  As your agent, we may send a mailing to potential buyers and surrounding neighbors to announce the open house.

Tips to prepare for an open house

In preparing for an open house, your home should look it’s best.  Now’s the time to seriously de-clutter and clean.

Fresh flowers would look nice on the dining table, make sure all lamps and light fixtures are working, place cheery plants at the front door and in the yard … these gestures will welcome a buyer and make your home more appealing.   One of the most important details of an open house is to make sure family pets are removed from the property – for the liability aspect, the safety of the pet and also because some buyers are fearful of pets (especially dogs).  Further, you don’t want a potential buyer to be distracted by the pet.  You want them to focus on your home while they are at the open house.

During the open house hours, plan to be out of the home.  If possible, remove any cars in the driveway or on nearby street locations.  Leave ample room for potential buyers to park when attending the open house.

Make sure all parts of the home are accessible, including the garage and any outbuildings that a potential buyer would want to see.  Remove all valuable items, small collectibles, breakable pieces, prescription drugs and medicines, money and jewelry.   Put away toys – especially small ones that might be attractive to children coming through the open house whose parents may not have their attention totally focused on their children.  We say to remove any temptation to avoid a possible problem.

Think of your open house as your premier opportunity to show off your home!
